Khmelnytsky's developer Astrobuild consolidates assets of industrial parks Bila Tserkva, Bila Tserkva 2 under management

The management company Astrobuild, the ultimate beneficiary of which is businessman Vasyl Khmelnytsky, has consolidated under its management the industrial assets of two industrial parks - Bila Tserkva and Bila Tserkva 2 - projects of the holding company UFuture of Khmelnytsky.

According to the press release of the industrial park Bila Tserkva on Wednesday, the consolidation process was completed by signing an agreement between the initiator of the industrial park Bila Tserkva 2 and the management company Astrobuild, which at the beginning of this year became the management company of the Bila Tserkva industrial park.

"This company is a professional developer, which carries out construction and maintenance work on the territory of the industrial park and adjacent areas belonging to the initiator of the industrial park creation, actively helps in attracting residents, so it is logical that the list of areas of cooperation has been expanded," the company told Interfax-Ukraine about the conclusion of contracts with the new management company.

"Through consolidation, certain service and management functions will be centralized, enhancing the synergy between the two parks and improving their operational efficiency," Andriy Ropitskiy, CEO of the Bila Tserkva industrial park, said.

According to the press release, the full development of the Bila Tserkva 2 industrial park is expected to create over 1,100 new jobs with an annual payroll exceeding UAH 400 million.

The total investment for its complete development and operation will amount to approximately $154.9 million.

"In terms of 1 ha of industrial park territory, it is from S4.5 million to S6.6 million, depending on the stage of development of the park, which corresponds to the best practices of the development of industrial real estate. Once fully developed, the park will generate up to UAH 30 million annually in taxes and fees for the Bila Tserkva community," the report notes.

To achieve this indicator, in 2024, the first resident was attracted, and work began on preparing the industrial site for new construction.

"It is planned to build a production and warehouse facility on the industrial park territory," the press service told the agency, noting that given that the territory of Kyiv region periodically comes under enemy ballistic or drone attacks, information about construction plans is disclosed only with the consent of residents.

In turn, the business plan of the Bila Tserkva industrial park, where only 33% of the land area (12 hectares) remains free for rent or sale, has not undergone significant changes.

On the developed territory of the park, 41 square meters of production and storage facilities have been built and 14 residents have been attracted, including Unilever, InTiCa Systems, Pripravka, as well as companies that became residents before the full-scale military invasion of Russia into Ukraine - the logistics bureau of Nova Poshta, the grain storage complex Volytsia-Agro, the electrical accessories plant Plank Electrotechnic, the manufacturer of high-rise ladders Virastar.

About $50 million have been invested in the development of the Bila Tserkva industrial park, and its concept provides for the construction of additional 52,000 square meters of industrial buildings and the attraction of another $47.5 million in investments.

The press service told the agency that information about all residents of the park is not disclosed for security reasons.
